HSE-compliant sealing of asbestos materials when removal is not required.
Asbestos encapsulation is a proven method of managing asbestos-containing materials that are in good condition and unlikely to be disturbed. Rather than removing the material, a specialist sealant or enclosure is applied to prevent asbestos fibres from being released into the air. This can be a cost-effective and less disruptive alternative to full removal.
Yorkshire Asbestos Solutions provides professional asbestos encapsulation services across Leeds and West Yorkshire. Our licensed operatives assess the condition and location of ACMs and recommend encapsulation only where it is a safe and appropriate long-term solution.
Encapsulation is suitable when asbestos-containing materials are intact, undamaged, and located in areas where they are unlikely to be disturbed, for example, artex ceilings in good condition, asbestos cement soffits, or pipe lagging in accessible but low-traffic areas. It is commonly used in commercial premises as part of an asbestos management plan.
Encapsulation is not appropriate for damaged, crumbling, or friable asbestos materials, or where future renovation work will disturb the area. In these cases, removal is the safer option. Our surveyors will always advise honestly on the best approach for your specific situation.
We use two main encapsulation techniques depending on the material and location. Penetrating encapsulants soak into the asbestos material and bind the fibres internally, creating a hardened surface. Bridging encapsulants form a protective coating over the surface of the material, sealing it from the environment.
For pipe lagging and irregular surfaces, a combination of encapsulant and physical enclosure, such as a sealed wrap or board, may be used. All products we apply are specifically designed for asbestos encapsulation and meet HSE requirements.
Encapsulated asbestos must still be managed. We provide a record of the work carried out, including the location, method, and products used. Encapsulated materials should be inspected periodically to ensure the sealant remains intact. If the material is later disturbed or deteriorates, removal may become necessary.
Encapsulation can save significant cost compared to removal while keeping occupants safe. If you have asbestos in your Leeds property and want to understand whether encapsulation is suitable, contact Yorkshire Asbestos Solutions for a free assessment. We cover all Leeds areas from our Bramley base.
